SAN DIEGO--(BUSINESS WIRE)--Murphy Development Company (MDC), the largest real estate developer in Otay Mesa, has signed five leases this year, totaling 386,401 square feet, including three new leases at The Campus at San Diego Business Park (SDBP). SDBP was originally built by Murphy Development in the mid ‘80s. Approximately half of the business park was reacquired earlier this year from the Panasonic Corporation of North America and renamed The Campus at San Diego Business Park.
The Campus at SDBP is undergoing a $15 million renovation that includes new landscaping, outdoor amenities, new energy-efficient glass on all offices, new lobbies, additional dock-high and grade doors, and solar system upgrades. The completely fenced and secure Campus offers two buildings totaling 542,197 square feet and is C-TPAT (Customs-Trade Partnership Against Terrorism) certified, which expedites international cargo processing. Renovations will be completed by December. The Campus has superb freeway identity and easy access from SR 905, SR 11 and SR 125.
The US Government’s General Services Administration (GSA) has executed a 10-year lease for 40,872 square feet of office space at the 2055 Sanyo Ave building. Also at 2055 Sanyo, kSARIA, the world leader in fiber optic connectivity manufacturing technology, has signed a three-year lease for 59,267 square feet of office and warehouse space. kSARIA was represented by Evan Knudson of CBRE. Murphy Development was represented by Bryan Teel and Ronald King of Kidder Mathews.
Brokerage and Logistics Solutions, Inc. (BLS), a binational integrated logistics services company, has also executed a five-year lease for 36,954 square feet at 2001 Sanyo Ave in The Campus at SDBP. BLS was represented by Erik Parker of CBRE and MDC was represented by Bryan Teel and Ronald King of Kidder Mathews.
Earlier this year, when Murphy Development acquired the 542,197-square-foot Panasonic campus, MDC executed a five-year lease for 225,258 square feet with Panasonic at the 2001 Sanyo Ave building. Brent Bohlken of Newmark Grubb Knight Frank and Bryan Teel of Kidder Mathews represented Panasonic in the transaction and Murphy represented itself.
At its 2.1 million-square-foot Siempre Viva Business Park, MDC recently signed a lease with Mainfreight, a logistics company headquartered in New Zealand, to occupy 24,050 square feet in Building 18, which is the first speculative building completed in Otay Mesa since 2006. The building, located at 2600 Melksee St., features a 32-foot minimum clear height, 8,000 amps of 277/480 volt power, manufacturing sewer and water capacity, concrete truck courts, wide column spacing and high dock door ratios. Nearly 98,000 square feet are available in Building 18 for immediate occupancy.
Mainfreight, which has 240 locations globally, was represented by Garrett Fena with Voit Real Estate Services. Murphy represented itself in the lease transaction.

Murphy Development plans to start construction in early 2018 on the third building at The Campus at SDBP, a 158,000-square-foot building with 32-feet clear height, high dock door count, manufacturing power and concrete truck courts within the secured campus. The building will be delivered in 12 months.
MDC has started site preparation for the 79,050-square-foot Building 17, the final Class A industrial building at Siempre Viva Business Park. Located at 8500 Kerns Street, Building 17 will include state-of-the-art industrial features, making it ideal for manufacturing and distribution companies. Construction on the building will take approximately six months with completion of the building anticipated in the first quarter of 2018. The facility is divisible, offering suites as small as 24,000 square feet.
Murphy Development has designed and completed in excess of 10 million square feet of corporate industrial and technology projects in San Diego. Grading has been completed at MDC’s next project, Brown Field Technology Park (BFTP), a 50-acre, master-planned corporate industrial development, also in Otay Mesa, where MDC will develop over one million square feet of Class A industrial buildings. Current building designs range from 80,000 – 350,000 square feet and are designed for manufacturing and distribution tenants.

BFTP is just one of the exciting advances in Otay Mesa, which is the major industrial driver in San Diego County. The Metropolitan Airpark (MAP), which has been approved by the San Diego City Council, is a multi-phase development that will transform the Brown Field Municipal Airport into an economic engine for Otay Mesa. According to the Otay Mesa Chamber of Commerce, the project includes 331 acres of development at the airport, including airside facilities with a new jet fixed-base operation, T-hangars and heliport, over 1.3 million square feet of industrial and commercial space, a 6-8 MW solar field, as well as hotels and restaurants. At full build-out, Metropolitan Airpark will provide 4,000 permanent jobs, 8,000 long-term construction jobs, and is anticipated to bring $500 million in annual revenue to the region.
The Cross Border Xpress (CBX), an enclosed pedestrian skywalk bridge exclusively for Tijuana Airport passengers who cross the U.S./Mexico border as part of their trip, has become very popular since opening in 2015. At the CBX terminal passengers can park, buy airline tickets, print boarding passes, buy and print CBX tickets, shop duty free, and dine.
Construction has started on another major infrastructure improvement, the final extension of State Route 11, a four-lane toll road that will ultimately connect a planned, new Otay Mesa border crossing with State Route 905 and State Route 125.
