Brickstone Partners Proposes Development Plans for Marquee Lake Calhoun Site

Neighborhood impact and sustainability top priorities in community-centric design

MINNEAPOLIS--()--Brickstone Partners today unveiled three proposed design schemes for its 3100 Lake Street Class A+ residential development on the north side of Lake Calhoun. The property is currently an office building, but was slated for redevelopment after Brickstone bought the property in August 2015.

Brickstone Partners is a seasoned, full-service real estate investment and development firm with roots in Minnesota and Colorado. Founded in 2001, Brickstone focuses on providing high-end luxury housing in legacy locations such as Lake Calhoun. ESG Architects, a firm distinguished in Minnesota multi-family architecture, will serve as the project architect. Adolfson Peterson will serve as the general contractor overseeing construction.

“After receiving initial feedback on our original plan for a taller building, the Cedar-Isles-Dean Neighborhood Association, or CIDNA, requested we provide the neighborhood with three options that we considered to be more reasonable in height and more consistent with the neighborhood.”

The designs up for review by CIDNA include:

  • A 13-story tower constructed of high-quality concrete and high-end finishes. This building maximizes setbacks, allowing significant green space between adjacent properties and using height to maximize open space.
  • A nine-story, C-shaped concrete and wood structure. This option offers a hybrid option between the six- and 13-story buildings as it steps from nine stories to four stories at Lake Street. This building has slightly less open space than the 13 story, but still accommodates better set backs to the neighboring properties.
  • A six-story, wood-frame donut-shaped building. This structure would be much like the standard six-story, multi-family projects prevalent in the marketplace. This option would offer a more continuous fabric façade along Lake Street. Also, the building is the least tall of the three options, encompassing much of the site and offering the least open space.

All three designs include approximately 200 units and 295 underground parking spaces. Additionally, they include an abundance of high-end amenities, such as a rooftop pool and fitness and yoga rooms to accommodate the active lifestyle of the neighborhood. A gourmet coffee shop and juice bar at street level will add ambience and convenience to residents and passersby alike.

Concluded Otis, “While all three designs are great options, our aim is to be cognizant of the property’s neighbors, the beautiful surrounding scenery and urban design. Given these factors, we believe our 13-story design is the best fit, allowing for a much more green space and a responsible footprint. We’re looking forward to moving forward with the project.”
